When selling a house in Aus, it gets valued between a 30'000 dollar range, so you would be told its worth between 200'000 and 230'000. With out fail no matter what, everyone selling would put there house up on the market at the highest dollar quoted.

The idea of a book like X-Men#94 (or whatever) in lowgrade going up in value beyond competing against inflation is a bit of a longshot excluding very rare exceptions. There are very few books post-Golden Age that has sees real movement in low grade. Even by the Silver Age people were 'collecting' and they were printed in such large numbers there is no supply/demand battle to raise prices. It's not like these are books with small print runs like today that have been reduced over decades - we are talking 100's of thousands regarding print run for a lot of this stuff. Buying low grade books for investment purpose or even the idea of price increase in calculable terms is a pretty fruitless endeavor.
This is why anybody who wants to read any of these back issue its very affordable to do so as low grade books go for smaller percentages of guide. You should never pay premiums for book books not in incredible condition from the Silver Age on minus a very few exceptions.
Good point on the low-print run of comics today and potential value, but I think you overestimate the percentages that would get damaged - people buying books amount to less number today but I'd bet the ones that are left are the ones that are rather careful with their books.
Deathmate (Image/VALIANT Crossover) can't sell for no quarter! That print run is incredible

My only regret is that, because Chris is so fair, his sales sometimes invite speculators who come in and buy up books solely for the intent of flipping them on eBay. Hopefully the state of the economy and eBay's declining utility will crimp that this time out.
But if you're at all in the area for his sale, you're doing yourself a huge disservice to not go check out what he's offering.

I'm quitting comics. Seriously.
I spend too much time on the computer so as it is - I'm out of the hobby if I can only get content online and have to wait for the trade. I'm not that patient.

That being said it looks like my buying is going to be 1) Ten comics at my LCS 2) Trades which I think has a better resale value than floppies. 3) $1 bins. I also need to check out the Marvel DCU.

It's small, but it's not exactly tiny. For the first hour or so you will feel crammed in, but the deals make it worth it.
How about 50% off? That's the whole reason for going. You will get a bunch of stuff at unbelievable prices. It's well worth it for me to drive 2 hours to get there. At 43 minutes don't even hesitate.

The key between this sale and others you may have experienced are:
1) Chris grades his stuff REALLY fairly...so 50% off is a LEGIT 50% off. I have bought wall books that would've cost me 5-10x the price were I to buy them slabbed or properly graded at a big con or online
2) While the store may look small, he will have 40,000+ back issues
3) The back issues are alphabetized. This is HUGE as you try to pour through hundreds of long boxes hunting for bargains
4) I've been to other stores that have "50% off" sales on back issues but this isn't that kind of store. The lion's share of stuff is $0.50-$1 and only very high quality "collector" back issues are more than that and, as I said already, Chris starts at Overstreet or lower and you get a legit 50% off that
5) The trades and collected edition selection is awesome. I would recommend being there at the opening to get that stuff though b/c it's hard for anyone to say no to 50% trades. I came away with 50% a bunch of EC Archives, an Omnibus and about 10 other hardcovers last sale
6) There will be geeks aplenty there from the show and the forums
7) You get an additional $5 off for mentioning CGS
8) The raffle is the shit. At 2 pm if you're there, Chris gives away a TON of cool schwag.
